Tattersall at Tapestry Park sold for $42.8M near Town Center

Tattersall at Tapestry Park, a 279-unit apartment community, has been sold for $42.8 million, or $153,405 per unit, an apartment broker said.
Mid-America Apartment Communities Inc. (NYSE: MAA), based in Memphis, Tenn., purchased the property from Arlington Properties Inc.
“It’s a record setter,” said Matt Wilcox, vice president of Apartment Realty Advisors in Jacksonville. “That’s the biggest in a long time — the last sale of that magnitude was $147,000 a door for the Retreat at St. Johns at Kernan and [J. Turner Butler] boulevards.”
The Jacksonville office of CB Richard Ellis Group Inc. (NYSE: CBG) brokered the sale.
In early May, Atlantic Crossing on Gate Parkway sold for $24.1 million, or $120,500 per unit.
The sales of Atlantic Crossing and Tattersall at Tapestry Park are a “tremendous sign” for multifamily property owners in the Southside/St. Johns Town Center submarket, said Erik Bjornson, a broker with Walchle Lear Multifamily Advisors .
“It’s a further indication that that specific submarket has returned and performance is on the uptick,” Bjornson said.
Earlier this week, Forbes.com named Jacksonville the second best city in the U.S. for renters.

Traffic Pattern at Town Center

JACKSONVILLE, Fla. — A traffic pattern change has been implemented at the intersection of Gate Parkway and Town Center Boulevard to help alleviate traffic congestion entering the St. Johns Town Center from Gate Parkway.

On Gate Parkway, the existing northbound right through lane was changed to an exclusive right turn lane onto Town Center Boulevard. In addition, two northbound through lanes were created on Gate Parkway to the left of the new right turn lane.
All appropriate pavement messages, signals and signs are in place to advise motorists of the new traffic pattern. In addition, an electronic message board has been posted temporarily to notify the traveling public about the traffic pattern change.

RaceTrac going in Near Jacksonville Town Center

The RaceTrac convenience store being constructed on Atlantic Boulevard near Art Museum Drive in Jacksonville has 20 — count ‘em, 20 — slots for motorists to pull in for a fill-up.

The superstore is part of RaceTrac’s expansion in Northeast Florida, pumping some jobs into the sputtering construction industry. Since 2010, RaceTrac has opened four new stores, is currently building two others and has plans for two more.

This summer, First Coast Energy plans to build another of its Daily’s stores off Gate Parkway in the St. Johns Town Center area. The new store will have 12 fueling stations. It is a short distance from an existing Daily’s location on Gate Parkway south of Butler Boulevard that has 16 fueling stations.

Officials at Gate Petroleum, also based in Jacksonville, did not return phone calls.

Elzey said RaceTrac designs its stores with an eye toward making it easy for customers to find an available pump.

“Everyone hates to go into a jammed-up lot,” she said.

Elzey said that in 2010, RaceTrac set a goal of building 50 new stores across its entire territory and ended up opening 53. In Florida, the Orlando market has also featured construction of new stores. RaceTrac primarily looks for locations close to interstate highways.

“The interchange locations are really our bread and butter,” she said.

In addition to the Atlantic Boulevard store, RaceTrac is building a new store in Green Cove Springs. The company has plans for more stores off Lem Turner Road in Jacksonville and Florida A1A in Nassau County.

Apple’s iPhone has passed Research in Motion’s BlackBerry among U.S. smartphone users.
ComScore, based in Reston, Va., says smartphones running Google’s Android operating system continue to dominate the smartphone market. Palm, the company that pioneered smartphones, continues to decline, barely registering in comScore’s latest user survey.
Google’s Android accounted for 36.4 percent of U.S. smartphone users in April, up 5.2 percent from January. Apple is now No. 2, with 26 percent smartphone market share, up 1.3 percent from January. Research in Motion fell 4.7 percent to 25.7 percent of the smartphone market.
Phones running Microsoft’s operating system accounted for 6.7 percent of the smartphone market, while Palm users fell to just 2.6 percent.
ComScore (Nasdaq: SCOR) said 74.6 million U.S. consumers owned a smartphone as of April, up 13 percent from January.

The next Apple Inc. iPhone is expected to be dubbed the 4S and Sprint and T-Mobile may be added as U.S. carriers, according to an analyst. When it is available, the Apple Store in Jacksonville Town Center will surely be the first place to have it.

“We believe the likelihood of the iPhone 5 launch in September including LTE [Long-Term Evolution] is now remote,” Peter Misek with Jefferies & Co. said in a new report on Friday. “According to our industry checks, the device should be called iPhone 4S and include minor cosmetic changes, better cameras, A5 dual-core processor, and HSPA+ [EvolvedHigh-Speed Packet Access] support.”

Most observers believe Apple will unveil its new iPhone in the fall instead of what had become a customary summer update.
The other time Apple rolled out an incremental update rather than a major upgrade was in 2009, when it introduced the iPhone 3GS.

JACKSONVILLE, FL — The Paul Mitchell School at the St. Johns Town Center hosted the 2nd annual 4G Girls, Glam, Glitz & Gab event.

The purpose of the event was to nurture self-image and boost the confidence of 30 plus teens and pre-teen girls.

The girls met others like themselves who are going through similar issues. Hair and makeup artists were on hand to give the girls some beauty tips.

After the hair and make up session, professional photographers snapped photos of the girls.

The motivational workshop was made possible by the JacksonvilleCleft Lip and Palate Clinic. The community based clinic treats children with cleft lip, cleft palate, and other craniofacial disorders.

One out of 580 children are born with craniofacial disorders every year
